The definition of Downtown Richmond is different depending on who is providing the definition. According to the Downtown Master Plan that was adopted by the city in 2010 to help create a cohesive strategy for development, it is defined it as parts of Church Hill, Jackson Ward, Shockoe, Industrial Manchester, Central Business District, Monroe Ward and Oregon Hill. The Rocketts Landing project which straddles the Richmond/Henrico line is part of what is technically considered Downtown as well.
Residentially, Downtown Richmond is condominium based in much of the eastern section with projects such as The Vistas, Riverside, Gotham, The 212, 6N6, Emrick Flats, The Reserve and the Marshall Street Bakery being the ones of note. There are some single family homes located in both Jackson Ward and Church Hill that are within the district.
A large majority of residential property comes in the form of rental apartments in the Bottom and Slip as well as Manchester.
