The hardest hit segments of the marketplace were upscale new homes over 4000 SF, starter homes (or other homes) purchased by buyers with questionable loan products and homes in fringe areas. Markets that suffered the least we mature areas closer to the urban core and those reasonably sized homes in the best school districts. Condos, whose values fell like all real estate, were largely spared from the foreclosure debacle due to their ability to be rented reasonably by their owners. The condo foreclosures were largely centered in a few flawed projects that were unable to maintain financial warrantability through Fannie Mae, Freddie Mac or FHA.
